Section 12 of the Realtors Law separates the agent’s work from the lawyer’s work.

“A property agent will not edit or assist in the editing of documents of a legal nature relating to the property transaction and will not represent a client in legal negotiations in preparation for the editing of such a document; An agent who violates the provision of this section will not be entitled to a brokerage fee..”.

It has been applied to the heart that a lawyer has no obligation to draft documents, such as a memory of things or even a contract.

The deprivation of the brokerage fee does not depend on the existence of damage to the client.
