Delivery of possession is the physical delivery of the apartment to the buyers. It is customary for the parties to scan or inspect the apartment together to ensure that it is delivered in the same physical condition as the parties agreed to and as stated in the sale agreement.
Cautious sellers will ask buyers to sign a certificate that buyers confirm that the apartment was delivered in the condition as promised by the seller, and will not make any claims in this regard.
Care should be taken not to sign such a document which would make it very difficult for the buyers to sue the sellers for disclosure of defects after delivery of possession.
This is not the case with regard to hidden defects that the buyers cannot know about at the time of delivery of the possession, in which case, as stated above, the buyers do not waive their right regarding the defects.
