Collateral in general is intended to benefit the landlord and infringe on the tenant’s rights. In other words, securities are good for the landlord and bad for the tenant.
The issue of collateral is extremely important and the landlord should not give it up.
And from my experience, those who try to be nice to the tenant, in the end, hurt themselves and even indirectly hurt the tenant.
Because a tenant who thinks that the landlord is ‘chummy’ may breach the lease more easily.
