Security in the form of a monetary payment

Sometimes the landlord demands a monetary payment as security which will be returned to the tenant at the end of the lease period.
The advantage of such security is in the legal field as explained above.
At the same time, this security is limited by the amount included in it, because it is clear that the tenant will not agree to pay a significant amount (higher than monthly rent or a maximum of 2 months’ rent), while the potential damage is higher.

Moreover, security in the form of a monetary payment deters some tenants, and other tenants simply do not have such an amount available, which may reduce the possibilities of renting the apartment.
By the way, the landlord can convince the tenant that the monetary payment will be tripled to a third party who will serve as a trustee for both parties, thus reducing his risk and exposure.
