Providing reasonable time to correct the defect
The landlord must repair the defect within a reasonable time since he received a notice and at the latest within thirty days.
The landlord cannot even come to another agreement with the tenant.
Hence a number of interesting instructions.
First, sometimes there is an essential defect in the apartment, a ceiling that is not impermeable to rain, for example. Both parties know about it and are silent, and of course, after the first rain, the tenant screams “bloody murder” and demands that the defect is repaired urgently.
But according to the law, the landlord must repair the defect within a reasonable time from the date he received notice of the defect, even though he knew about the defect sometime before.
