Section 25 (13a) of the Tenancy Law provides that a stipulation in a residential tenancy agreement that allows the landlord to cancel the contract not due to its breach by the tenant, shall be void, unless the tenant also has such a right of cancellation.
Section 25 (13b) of the Lease Law provides that the landlord shall notify the tenant of the cancellation of a residential lease in accordance with the condition, as stated in subsection (a), 90 days in advance at least, and the tenant shall notify the landlord of cancellation of the contract in accordance with the condition, at least 60 days in advance.
